BEDFORD LAND USE REQUESTS

Following are Bedford County Land Use Guidance System Proposals for May 25, 1990:

Note: Bedford County's zoning ordinance, which went into affect in October 1989, is the first of its kind in Virginia and allows each development proposal to be considered individually. It takes into consideration a point score - which attempts to judge a project's compatibility to the county's comprehensive plan - and its neighbors' reaction to it. Project scores are not available until a project is advertised for public hearing.

Projects go though a compatibility meeting with neighbors and a public hearing with the planning commission and either the county supervisors or the board of zoning appeals. The planning commission makes a recommendation and the supervisors or zoning board make a final decision.

F. Dale Hall requests permission to build an auto body repair shop on 3.171 acres of vacant land on U.S. 460 4.5 miles east of the City of Bedford. The project received a score of 63.9 out of a total 200 for its compatibility with the county's comprehensive plan and a consensus was reached at a meeting with neighbors of the project. The Planning Commission will make a recommendation on the project Tuesday. The Board of Supervisors will take action on it June 11.

James C. Lucas requests permission to build a convenience store and gas station on 1.75 acres, now occupied by a used auto sales dealership, at the intersection of Virginia 24 and 619. A consensus was reached at a meeting with the project's neighbors. A public hearing will be held at 7:30 p.m. June 19 in the Bedford County Courthouse before the Planning Commission and Board of Zoning Appeals.

Sentry Equipment Erectors, Inc., requests permission build a conveyor system, manufacturing and installation facility on 14.1 acres of vacant land on U.S. 460 about .625 miles east of Virginia 811. A consensus was reached at a meeting with the project's neighbors. A public hearing will be held at 7:30 p.m. June 19 in the Bedford County Courthouse before the Planning Commission and Board of Zoning Appeals.

James C. Bowman requests permission to build a used truck and trailer sales shop on 2.5 acres, now being used as a truck terminal, on U.S. 460 about .2 miles west of Virginia 695 in Montvale. A compatibility meeting will be held with the project's neighbors and developer at 7 p.m. Monday in the Bedford County Courthouse.
