Four other people who were in the house on Washington Street escaped without injury from the 2:30 a.m. fire, Lexington Fire Chief Butch Hall said.
Two city police officers who helped pull the injured woman to safety suffered smoke inhalation. Sgt. Bucky Miller and Officer Andy Rudy were treated and released at Stonewall Jackson Hospital in Lexington.
The injured woman, identified as Patricia Smith, suffered burns to her face and hands. She was listed in critical but stable condition at the University of Virginia Medical Center burn unit in Charlottesville, a hospital spokesman said Sunday afternoon.
Smith, who lives in an apartment in the house, was rescued by Hall, Miller and Rudy. Firefighters contained the blaze to one room.
Hall said the fire was not suspicious in nature, but declined to discuss a cause pending further investigation.
