L&M Enterprises, a Roanoke limited-liability corporation, is buying the former Bob Bell car-dealership building on Virginia 419.
Dennis Cronk of the commercial realty firm Waldvogel, Poe & Cronk Real Estate Group Inc., said the sale should close in the next few days.
Cronk declined to identify the buyer other than he is a Roanoke investor. He said the buyer is negotiating with two national tenants about leasing the property. He declined to name them until a lease is signed.
Both deals, however, are contingent on an amendment to the commercial zoning for the property. Cronk said the new owner wants to remove conditions that were attached to the original business zoning.
The matter is pending before the Roanoke County Planning Commission.

The Flue-Cured Tobacco Cooperative Stabilization Corp. will hold its district meeting for Virginia growers in Danville at 2 p.m. Feb. 18 at the Stratford Inn Motel, 2500 Riverside Drive. The cooperative is the grower-owned organization that administers the price-support program for flue-cured tobacco.
The Kroger Co., the Cincinnati-based supermarket chain operating a mid-Atlantic marketing area office/warehouse and stores in the Roanoke Valley, said Friday it will call for redemption of the remaining outstanding balance - worth approximately $132 million - of its 11[ percent senior notes due 1998. The notes will be redeemed on March 15 at 105 percent of their face amount plus accrued interest.
